South Shore

SOUTH SHORE​

Amapas just to the South of downtown is a mix of old and new. Traditional Vallartense homes and construction has given way to a number high rise hillside projects which offer modern luxury conveniences in a great location.

Conchas Chinas is more defined by the typical large villa with a negative edge pool flowing over the hillside.   Framed perspectives of Bahía de Banderas with a view to the bay entry opening to the deep Pacific ocean beyond is an example of what entices such sizeable investments.

Mismaloya showcases hillside homes and luxury villas perched over a dramatic rocky coastline with picturesque views amidst dense jungle.  Newer condo projects including the Garza Blanca complex and various exclusive gated communities like Paredón along the improved highway emphasize the value of this location.

Downtown Vallarta

DOWNTOWN VALLARTA

The area most affectionately associated with Puerto Vallarta is downtown proper. This diverse area is comprised of many different colonias each with their distinct character and charm.

Centro is centered around the malecón or boardwalk and stretches all the way up the hillside to a wide variety of quaint mid-density projects with fantastic bay views and access. The Vallarta Theater, town squares and churches are some of the focal points for festivals and entertainment, especially during the wide variety of Mexican holidays.

Gringo Gulch made popular during the Taylor/Burton era is defined by traditional homes and architectures along the mountain ravine of the Cuale River just above town and has precious views and proximity to activity.

Old Town and the Romantic Zone border each side of the Cuale River and are concentrated by the blocks closest to the beach. This area is bustling scene populated by innumerable restaurants, shops and cultural activities. The new pier at Los Muertos beach and surrounding area is also a hot spot, particularly for sunsets and nightlife. New developments attempt to be sensitive to the traditional surroundings in answering high demand for the area.

Marina Vallarta Hotel Zone

MARINA VALLARTA

One of the most complete areas in all of Banderas Bay, Marina Vallarta offers nearly everything a vacationer desires. This pedestrian friendly “bubble” contains an ocean front Marina golf course, the Marina itself with yachts for charter, and the hotspot boardwalk bustling with restaurants and shops. Popular hotels like the Marriott and Westin and new high-end ocean front condos such as Shangri-la, Porto Fino and Tres Mares accommodate discerning tastes. And the American school provides for the increasing frequency of full time residents and families.

A most convenient location for proximity to downtown, the airport and access to northward progress, this area has a proven track record of value retention and quality of life. Close enough to enjoy everything, but distant enough for tranquility.

Just between the Marina and the Hotel Zone lies the new Galerias Vallarta mall area. Across from the active cruise ship marina, this complex incorporates American style conveniences of Sam’s Club and Wal-Mart.

The Hotel Zone has additional new developments such as Peninsula, and Icon towers designed by Philip Stark. And located just across the way is the master planned Fluvial development with new roads and infrastructure supporting Costco and numerous other commercial and residential developments along the Pitial river.

Nuevo Vallarta

NUEVO VALLARTA

Situated just North of the Airport and the Ameca River, which formally separates Nayarit from Jalisco, this spacious master planned community of mega resorts and hotels such as Flamingos, Paradise Village and Grand Mayan offers the best wide sandy beaches in the Bay.

With three separate golf courses, two marinas, canals, shops, restaurants, commercial developments and medical facilities, this area has a self-contained environment providing for all residential desires and tastes.

Excellent beachfront condo developments and golf course homes are surrounded by tree-lined neighborhoods and strip mall conveniences. Biking and running are common sights in in this controlled environment and it’s close access to north and south make this a convenient and quiet location.

Buceríaszone

BUCERÍAS

Bucerias is a heart-warming spot that speaks so completely to the Mexican coastal life and ever present changes that growth to this area inevitably brings.

From original beach condos, to the more recent mid-rise condo projects to private beach front homes that still host the occasional bonfire, kiteboarders, windsurfers and paddle-boarders are a common site offering character and charm to the area which is a celebrarted mix of the old and new.

Great restaurants and cafes align a pedestrian area that hosts a regular art walk, and offers live music and shopping in a low traffic environment reminiscent of southern California in the 1960s.

La Cruz de Huanacaxtlezone

Continuing the theme of progress, the new world class Marina in La Cruz de Huanacaxtle has capacity to accommodate the growing and ever present yacht scene so popular in this tropical bay. Plans include a vibrant boardwalk with shops, restaurants and condo developments.

Just north of La Cruz de Huanacaxtle is the walled beachfront compound of Real del Mar featuring exceptional homes, followed by the new luxury condo projects of Los Veneros and Arena Blanca popular with the Guadalajara country club set. A bit further north on the pristine beaches of Destilideras lies the Nahui development which promises to have a wide variety of residential options.

San Pancho / Sayulita​

Part of the renowned Riviera Nayarit area that is receiving much attraction and attention for tourism, this dramatic rocky coastline stretches from the top part of Banderas Bay northward along the pacific.

This dynamic area includes Litibu and Higuera Blanca, both of which have seen much growth recently with additions like the Greg Norman 18 hole ocean front course and many new resorts including Haixa and Imanta.

Just outside the bay lie two popular coastal towns famous for their surf culture and laid-back lifestyle. First, the eclectic and bohemian town of Sayulita and second, the village of San Pancho which has somehow managed to retains it’s more traditional Mexican roots character and authenticity.

Polo fields and private yachts demonstrate the change of this area as it mixes local charm with new developments ranging from condos to gated communities of large estate lots.
