THE NEIGHBORHOOD

The residence is located in the Punta del Burro seaside neighborhood, on the North Shore of the Bay of Banderas, approximately 8 kilometers south of the Punta Mita Resort. The community is gated with professional management and excellent security. A beautifully cobblestoned and lighted entry road leads to a gatehouse and security checkpoint. The grounds and beach are patrolled by a security team. The sandy beach has been used for several seasons as a Sea Turtle sanctuary and on its west end, the beach is the well-known “Burros Surf Break”.

THE HOMEOWNERS’ ASSOCIATION

Punta del Burro is cooperatively managed by Hogares Vista Punta Del Burro AC, a Mexican Colonial Association (“Hogares”).  Hogares elects a 5-member resident Board of Directors each year at an annual meeting which takes place on the 4th Saturday every February.  The community owns and operates the internal streets, the 24 x 7 security gate and the underground water, electrical and internet systems that serve all of the homes. Hogares is also charged with the responsibility to enforce the Health & Safety, Land Use and View Protection rules adopted by the AC that apply to all lots in the community.  The Board oversees True Management Services who’s staff of 11 people provide daily security, property management and maintenance services for the community.  True manages Punta del Burro and most of the condominiums and residential communities inside the Four Seasons Gates and has on staff engineers and accountants with strong expertise in managing the common areas and utilities owned by our community.

THE RESIDENCE

Completed in 2002, the home has had one set of owners. We have used the home regularly for personal and family vacations.  When not in residence, we offer the house for rent on the VRBO web site (Vacation Rentals By Owner). The rental income over the years has enabled us to improve and maintain the house at a very low annual out of pocket cost.  The operating results for the last 5 years can be made available for your review. Situated on a bluff 150 feet from the beach, this house commands beautiful views and costal breezes not afforded to the lower beach front homes in the community. The house was designed by Ruben Alvarez Ibarra & Enrique Garcia https://www.enriquegarcia.mx/about-us  who are well known architects from Guadalajara and Puerto Vallarta, Mexico.  It was built by Stone Contractors (https://stonecontractors.com) a highly respected local firm in the Nayarit and the Puerto Vallarta area.  Earthquake and hurricane engineering protocols were carefully observed by the design and construction team.

STAFF

Our loyal staff provides chef services and daily maintenance and cleaning of the house and gardens. Bersa and Ramiro live on site whenever we or guests are present.  They have been with us since the house was completed in 2002 and would like to continue working at Casa Pacifico if their assistance is desired. Marco Villavazo Torres has been our house manager for well over 10 years and he would also be willing to continue to provide his excellent services into the future.

The house is being sold fully furnished with plants, artwork, electronics, kitchen supplies etc.

MAIN LEVEL

ENTRANCE

The semi-enclosed courtyard acts as a welcoming area with a large fountain, and beautiful plantings.  Through the courtyard and two oversized front doors, the front hallway includes a lockable Owner’s Closet, a custom stone wall with open glass shelving displaying historical replicas of ancient Mexico, and the stairway to the upper level.

Through the front hallway, the main level opens up to a large living room/ dining room combination with fold away doors to a large, level terrace with an infinite pool, palapa, and outside dining area. The kitchen sits behind the dining table area with a back door leading to a hallway including a second refrigerator, washer/dryer, built in cabinetry, and two doors—one leading to the staff’s quarters, the second to the rear walkway to the garage. Two bedrooms complete this level.

LIVING ROOM

The living room is large and inviting, with two sofas, two oversized chairs, and an etagere hiding a flat screen TV, satellite, and electronic equipment, including state of the art internet, fiber optic service and modems.

DINING AREA

The dining area features a large square custom dining table seating 10-12 people. A buffet holds candles, table linens, coasters etc.

KITCHEN

The kitchen is open to the dining area. Counter tops are granite. Appliances include a gas range and oven, oversized refrigerator/freezer, dishwasher, double sink and microwave oven.  The custom cabinetry of Prima Vera wood surrounds the entire kitchen and center island. 

MASTER BEDROOM

The master bedroom offers folding doors located on three sides of the room, with glorious air flow.  Attached is a full bathroom featuring double sinks, a large walk-in shower and ample walk-in closet. The king bed is canopied.

GUEST BEDROOM (SECOND MASTER) 

The king bed is also canopied. The attached bathroom offers double sinks, a walk-in shower, and built-in closets and dresser drawers.

POWDER ROOM

The powder room is discretely located behind the dining area.

UPPER LEVEL

The upper level consists of two very private bedrooms both with attached baths. Connected by an open-air walkway, both bedrooms command sweeping views of the Bay of Banderas and surrounding mountain ranges.

UPSTAIRS MASTER

The upstairs master boasts a king bed ,full wall of custom closets and its own private terrace.

The bath has double sinks, and a walk-in shower.

UPPER BEDROOM #2

The second bedroom is outfitted with two Double beds, a full bathroom and is perfect for singles or children.

LOWER LEVEL

The lower level has a very private bedroom with two double beds, a full bathroom/closet area and a private terrace overlooking the garden. The lower terrace is fully enclosed by a beautiful wrought iron security fence. Underneath the upper level palapa, and accessed from the garden, is the maintenance room holding pool equipment, with energy efficient pumps, hot water heater, infra-red water sanitizing equipment and a water filtration system.

INFINITY HEATED POOL

The infinity pool with beautiful views of the Bay is over 52 feet long, and is heated with ample underwater lighting, jets, and saltwater filtration. A welcoming wide underwater stairway, a gently curved infinity edge, and flat ends for serious lap swimmers makes this pool truly one of a kind.

TROPICAL GARDEN

The large corner lot provides for a beautiful tropical garden, with flowering plants, fruit trees and an abundance of palms of many varieties. A meandering path through the garden leads to the neighborhood anandor (lane) and straight to the beach.

We have cherished the house, its staff and its neighbors and the many warm memories we have had, and hope to pass this treasure on to caring hands who will embrace the incredible way of life this home provides. It truly is an enchanted place!
